Delta Towers is a 202,600 square foot, 9-level mixed-use building featuring 179 senior living units and 5,000 square feet of retail space atop a below-grade garage.
Project Description
Delta Towers will be an affordable senior housing building adjacent to the existing Delta Tower Apartments building. The building will have 202,661 gross square feet in area comprised of residential units and approximately 5,000 square feet of retail atop a below-grade garage.
The north side of the building will be six levels and the south side of the building will be nine levels. The construction type for the building will be 1B with mixed-use non-separated accessories. The building will be environmentally responsible and will follow the 2015 Green Communities rating system.
The exterior of the building will be made up primarily of masonry. Cementitious panels and precast details will complement the brick facades.
Oversized aluminum casement windows will allow light into each unit. Select units will have balconies; sliding doors will allow access to the balconies, and each balcony will have painted metal railings.
The retail portion of the building along Florida Avenue will have building signage and storefront to help activate the façade and expand one level below grade. Inside, there will be a total of 179 units and a thorough unit breakdown and floor plate area.
In addition to the units, there will be several common areas for resident use. These areas include an entry lobby lounge, mail center, and leasing office on the first level.
The first level is intended to be an open plan containing a number of gathering areas, restrooms and building service areas. The upper level house a library, fitness room and a common laundry room.
The garage level will accommodate parking for both residents and retail visitors to the site, as well as long term bicycle spaces. Access to the below grade garage will be off of the alley on the West side of the building at the ground level.
